Since 2010, senior members of the Bain Capital Real Estate (“BCRE”) team have refined a thematic and nimble business model, focused on thesis-driven and resilient portfolio construction, designed to capture long-term demand growth and changing customer needs and preferences for real estate. Our team, which is led by Ryan Cotton, Partner, and comprises more than 100 dedicated professionals, has been thoughtfully constructed to capture market opportunities at scale. MANAGER POSITION DESCRIPTION
The Manager will be part of the BCRE Finance team and will be responsible for the accounting and reporting oversight for investment fund reporting and a sub-portfolio of direct real estate investments, including involvement in team initiatives such as valuations, process enhancements and the annual budget process. Direct real estate investments include a wide range of asset sectors including retail, life sciences / lab space, senior housing, self-storage, industrial - infill, medical office, multi-family, media / content space, etc. This individual will be the financial and accounting partner to other BCRE teams — including Legal, Tax, Investment, Compliance, Asset Management, Investor Relations, Capital Markets, and Portfolio Analytics — and will be expected to provide financial and accounting insight for assigned investments within their portfolio. The Manager will provide oversight and guidance related to assigned fund vehicles and assigned investments, including cash movements, quarterly accounting packages from subsidiary joint ventures, fund and investor reporting, and complex transactions such as ownership transfers and partial sales. BCRE Funds report on a fair value basis and follow the REIS non-operating model, and the Manager is responsible for understanding and applying that framework within their portfolio.
This individual will work closely with the BCRE Finance team to execute the quarterly close of their assigned fund vehicles and direct real estate investments. This process requires in-depth analysis and understanding of the real estate portfolio and complex fund structures, including the documentation of significant matters on an ongoing basis. An important component of this process is the continuous communication and support of the investment team’s need for relevant and timely financial information.
The responsibilities of the Manager will include, but not be limited to, the following:
Reporting & Technical Accounting
Overseeing fund-level quarterly and annual financial reporting, including Yardi-based fair value US GAAP reporting, through review of underlying workpapers and investment activity
Analyzing and reviewing promote, and management fee calculations, including non-recurring transactions such as ownership transfers or complex sales
Analysis of investment and fund activities to ensure compliance with governing documents
Researching current industry guidance and its applicability to the real estate portfolio
Cash & Transactions
Analyzing fund-level cash positions and anticipating upcoming needs, including the coordination of investor capital calls and distributions
Coordinating with BCRE team members on acquisitions, dispositions, and refinancings
Collaborate internally and externally to ensure timely funding of capital needs across assigned investments
External & Audit Coordination
Coordinating with the fund administrator on a variety of tasks, including the set-up of future real estate investments and the financial statement review process
Facilitating annual fund-level audit through coordination of deliverables and prompt responsiveness to auditor requests
Facilitating communication with JV partners to obtain relevant accounting detail and insight into the accounting and valuation process
Supporting other BCRE teams on portfolio investment matters, and valuation and finance related issues
People & Process
Providing oversight and coaching to junior team members on various tasks
Contributing to overall efficiency and process improvement initiatives, including AI enablement
Addressing investor inquiries, including the preparation and review of investor-specific deliverables
GENERAL QUALIFICATIONS
We are actively seeking candidates with the following skills and qualifications:
Five to eight years of relevant accounting experience within the real estate industry (preferably experience working at a real estate investment manager)
Bachelor of Science degree in Accounting. CPA designation is strongly preferred
Strong understanding of real estate valuation, portfolio operations, and financial reporting matters
Fund reporting and/or public accounting experience is preferred
General understanding of Real Estate Investment Trusts (REITs)
Proficiency with fair value reporting and promote calculations
Experience in Yardi is preferred, but not required
Demonstrated process improvement mindset, including use of IT tools and AI
Knowledge and demonstrated interest in financial markets and products
Strong communication skills, including the ability to communicate effectively internally and externally
Demonstrated commitment to coaching and mentoring junior staff
Ability to work under pressure and meet deadlines
Must be extremely detail oriented and demonstrate a high degree of professionalism and self-motivation
Compensation:
Expected Annual Base Salary $130,000 – 150,000
Actual base salary will be determined by a wide range of factors including but not limited to role, function, level, experience, qualifications and geographic location. In addition to a competitive base salary, this position may be eligible for a discretionary annual bonus based upon factors such as individual impact, team and firm performance.
